Repairs and major work to your building

Cartrefi Conwy are responsible for the upkeep and maintenance of the main structure and communal areas of the building or block you live in. Leaseholders are responsible for the repair and upkeep of the interior of their own flat.

Where repairs are needed to the main building or a communal shared area of a block, Cartrefi Conwy arrange for these repairs to be done by our in house team or an appointed contractor. These repairs would be for things like stairwell lighting or a communal entrance door.

You can report a communal repair by contacting our Customer Service Team on 0300 124 0040. You can also make a payment of your service charges using the same number.

Section 20 Consultation

As a Leaseholder you have a responsibility under the terms of your lease to pay towards the cost of services, repairs, maintenance or improvements to your flat, building and estate. If we estimate costs for repair work and or major works will be over a set threshold (currently £250 per leaseholder per block) you are protected by legislation.

Section 20 of the Landlord and Tenant Act 1985 requires us to provide you with details and ask for your observations about intended works and services. This is known as consultation. This is done by sending you a formal notification called a Section 20 Notice.

If we do not do this, we might not be able to charge you the full cost of the works and services. Section 20 sets out the way we must consult with you.
